Peter BudzákREAL ESTATE PROJECTS
SHARED CAPITAL. GREATER POSSIBILITIES.

Together, we can own real estate beyond our individual reach.

I’m building a model that combines investor capital, bank financing and professional project preparation to develop larger commercial properties.

In a few minutes, I’ll explain how I plan to build this model.

PETER BUDZÁK / REAL ESTATE PROJECTS
01 / THE IDEA

One apartment is a start.
Together, we can go further.

Many investors start with one or two apartments. Eventually, they reach the limits of their capital, financing and time.

I want to bring together people who would otherwise buy smaller properties and prepare projects too large for one individual — such as a retail park with several tenants.

Our shared ambition is long-term ownership of real commercial property.

02 / FROM OPPORTUNITY TO PROPERTY

How the model works

Every step has a purpose. Every project has its own conditions.

  1. 01Land
  2. 02Pre-leasing
  3. 03Investors
  4. 04Bank financing
  5. 05Construction
  6. 06Tenants
  7. 07Stabilised property
  8. 08Next project

This is the intended process. Steps may overlap; progress always depends on due diligence, agreements and financing.

03 / AN ILLUSTRATIVE PROJECT

What one project could look like

Capital from several investors forms the foundation. Bank financing may provide additional funding for delivery.

Illustrative example — the structure of each project will differ. Lending is subject to bank approval. This is neither a return projection nor a current investment offer.

04 / MY ROLE

What I coordinate

From initial discussions to future development, together with specialist partners.

01

Finding opportunities

Identifying locations and projects with real commercial potential.

02

Land and due diligence

Negotiating land and reviewing legal, technical and economic conditions.

03

Design and permits

Coordinating designers, preparation and the permitting process.

04

Pre-leasing and tenants

Talking with future tenants before construction.

05

Bank financing

Preparing documents and discussing financing options.

06

Investor coordination

Clear communication, a shared structure and rules for working together.

07

Construction

Coordinating delivery, budgets and schedules with specialists.

08

Management and growth

Organising property management and identifying further opportunities.

05 / PRE-LEASING

I don’t want to build without understanding demand.

Agreements with prospective tenants can be prepared before construction. They help assess real demand, expected rent, project economics and bankability.

Pre-leasing reduces uncertainty during preparation. It does not guarantee success or future income.

06 / FUTURE PARTNERS

This may interest you if…

  • You already invest in real estate
  • You have capital available
  • You don’t want to manage development yourself
  • You’re looking for larger projects
  • You’re interested in long-term ownership of commercial property

Every project involves risks, including loss of capital and limited liquidity. Specific terms, costs and risks will be assessed individually.
